Real estate firm CBRE has announced that leading kitchenware retailer Kitchen Warehouse is establishing a new distribution facility in Frasers Property’s 4Ten Epping estate in Melbourne’s north.
Located at 2 Chadderton Boulevard at 410 Cooper Street, the new facility has now taken occupancy on a 10-year lease following practical completion.

CBRE’s Todd Grima represented the tenant and CBRE’s Daniel Eramo and Joe Brzezek brokered the lease on behalf of Frasers.
“Kitchen Warehouse was attracted to the site’s strategic location at the diamond interchange of Cooper Street and the Hume Freeway, which provides exceptional connectivity to Victoria and Australia’s eastern seaboard,” Grima said.
Sitting at the front of the development, CBRE said 2 Chadderton Boulevard is a Super-Prime grade distribution centre. The DC includes five on-grade roller shutter doors, four recessed loading docks, office space and an expansive super awning.
It also said that 4Ten Epping features a 5 Star Green Star Design and B-double-rated roads, and is situated just off the Hume Freeway, 12km from Melbourne Airport and 18km from the Melbourne CBD.
Kitchen Warehouse’s new 17,010sqm distribution centre joins Mazda, Crusader Caravans and Intel Engineering in the 62ha master-planned estate.
“This is the fourth significant occupier Frasers has secured within 4Ten Epping estate – following Mazda, Crusader Caravans and Intel Engineering – highlighting the estate’s appeal, with immediate proximity to major road infrastructure and an abundance of retail amenity,” said CBRE’s Daniel Eramo.
4Ten Epping is an expansive masterplanned estate found right at the strategic centre of the Northern State Significant Industrial Precinct.
The precinct covers an area of record population growth and major industrial development due to its direct access to the Principal Freight Network and surrounding transport gateways.
In 2020, Frasers announced that Mazda Australia had signed a deal to establish its $73.5m national parts distribution centre at the estate.
