Sukin manufacturer signs 10-year lease at Clayton Business Hub

Natural beauty manufacturer BWX, who is behind the cosmetic brand Sukin, has signed a 10-year lease to move to an 18,000 sqm bespoke facility in ESR’s Clayton Business Hub later this year.

The Australian beauty giant is signed as the anchor tenant at  ESR Clayton Business Hub in Victoria, with the 10-year lease starting at the end of 2021.

Apart from Sukin, BWX is also the manufacturer behind leading skincare and makeup brands including Nourished Life, Andalou Naturals, and Mineral Fusion.

Under the agreement with ESR, BWX’s facility will cover 18,000 sqm of lettable area in the business park, which accounts for approximately 46% of the total lettable area.

BWX Group Chief Operating Officer Rory Gration said they are excited to be partnering with ESR Australia on the development of their new operations facility, providing the opportunity for BWX to significantly enhance their manufacturing capabilities.

“The purpose-built facility will allow us to bring our manufacturing facilities and support office all under one roof, while at the same time significantly increase our capacity, invest in new R&D capability, and accelerate bringing new natural beauty products to market, faster,” Gration said.

ESR Australia CEO Phil Pearce said they are pleased to attract a tenant of the calibre of BWX to this premium estate and look forward to welcoming them to their custom-built facility this year.

“This precommitment by BWX is an endorsement of the product and service ESR Australia provides to our customers,” Pearce said.

“It demonstrates our team’s ability to work closely with customers to develop bespoke facilities and is a testament to our customer-centric approach. We look forward to bringing more high-quality occupiers to this estate in the near future,” he said.

ESR Australia acquired the 6.4 ha site in December 2019, where it previously held several outdated manufacturing plants.

The site, which has since been demolished and cleared, and ready for construction for the new business hub, will feature enhanced facades, lush landscaping, and deck carparking.

The high-quality business hub is due for completion by the last quarter of 2021 and will be targeting a 5 Star Green Star rating.

In November last year, ESR Australia entered into agreements with DHL Supply Chain to develop an $83 million pharmaceutical distribution facility in Western Sydney that is also due for completion later this year.

Centrally positioned at 45-49 McNaughton Road, ESR Clayton Business Hub is located within the premier business park precinct of Monash National Employment Cluster, an area with the highest concentration of jobs outside the Melbourne CBD and slated by the Victorian Government for strategic infrastructure investment.

This strategic infill site is described to be ideal for last mile logistics, R&D, high-tech, and medical-related industries due to its proximity to the large population of south east Melbourne.

ESR Australia will develop approximately 21,000 sqm of additional premium office and warehouse space on the balance of the site to accommodate other prospective customers.
