Savills lists a substantial landholding in Melbourne's Truganina area

Leading real estate agency Savills has listed a significant 13.62-hectare parcel of mainly vacant land for sale in Truganina, Victoria. The site, located at 64-118 Greigs Road, has a 462.32-metre frontage to Greigs Road and is zoned for industrial and mixed-use development. The property boasts direct access to the Western Freeway, Melbourne’s arterial road network, and the CBD and surrounding suburbs, making it highly accessible. 

Savills Director of CBD & Metropolitan Sales Benson Zhou said that the land’s sale provides an opportunity to get ahead of demand for space in the location, which is set to increase as Truganina continues to drive economic growth in Melbourne. Truganina is currently the largest and most active industrial precinct in the country and has experienced record-low vacancy rates and unprecedented rental growth of more than 50% in the last two years. 

Director of Industrial and Logistics Laagan Whalan added that the property’s highly attractive location is surrounded by major industrial estates developed by Goodman and Logos, who have secured major occupiers like James Hardie & Metcash. The land also benefits from anticipated future infrastructure development, such as the Outer Metropolitan Ring Road and the West Gate Tunnel Project, as well as neighbouring major shopping centres and retail amenities. 

Truganina, located in Melbourne’s core western industrial precinct, occupies approximately 10,000 hectares and falls within the Victoria Planning Authority’s Mt Atkinson Precinct Structure Plan. The plan provides strategic housing to the Greater Melbourne area, given the area’s forecasted population growth. Truganina is home to a diverse range of industries, including logistics, manufacturing, and construction and is strategically located near major highways, ports, and the airport. 

Savills State Director of CBD & Metropolitan Sale Julian Heatherich added that Truganina’s proximity to the Mt Atkinson activity centre, Woodlea Town Centre, and the future Mt Atkinson Westfield Shopping Centre and proposed Rockbank North Town Centre will provide residents and tenants with a wealth of options as the area continues to benefit from accelerated growth.
